How Managed Install works

The 13-step process — start to lifetime warranty.

Every step TUDS handles, in order, on every Managed Install project. Quote at step 1; lifetime workmanship warranty handover at step 13. You sign once and pick the boards — we handle the rest.

  1. 1

    Quote

An Escape Artist sits with you, walks the yard (or reads the photos), and prices the project against your design intent. No sales pressure — just a clear number tied to specific boards, specific framing, specific everything.

    Who: TUDSTiming: Days 1–3
  2. 2

    Materials takeoff

Every board, post, fastener, footing bracket, fascia screw, end-cap, and stair-tread accessory specced and counted. The takeoff is what separates a clean build from a three-extra-trip build.

Who: TUDSTiming: Within 1 week of quote sign-off
  3. 3

    Materials delivery

TUDS coordinates delivery direct to your job site. The boards are there when the crew arrives — not the other way around.

Who: TUDSTiming: Scheduled 2–7 days before construction start
  4. 4

    Line locates

TUDS calls Sask 1st Call (and the equivalent utility-locate service in Alberta or Manitoba) before any digging. Every pile, every footing, every post hole gets cleared.

Who: TUDSTiming: 5–10 business days before piles
  5. 5

    Permits

TUDS pulls the building permit when one is required (decks over 10 sq m or higher than 600mm in most prairie municipalities). We submit the design package, follow the file, and answer the inspector's questions.

Who: TUDSTiming: 1–4 weeks depending on municipality
  6. 6

    Contractor scheduling

TUDS books a vetted contractor from our network on your timeline. We don't recommend builders we wouldn't hire ourselves — these are the crews we've watched finish hundreds of TUDS decks across Saskatchewan.

Who: TUDSTiming: Booked at quote sign-off
  7. 7

Site inspections + visits during build

TUDS visits the build multiple times — not as a formality, but to verify framing matches spec, fasteners match the plan, and finishing details match the design. The contractor knows we're showing up; that's why standards stay high.

Who: TUDSTiming: Across the build window
  8. 8

    Communication

One phone number, one inbox. You don't text three trades and chase a missed delivery. TUDS is your single point of contact through the whole build — questions, change orders, inspection scheduling, all of it.

    Who: TUDSTiming: Through completion
  9. 9

    Process management

TUDS coordinates contractor + materials + inspections end-to-end. If a board run is back-ordered, we sort it. If the contractor needs a structural callout from the engineer, we sort it. The customer doesn't run the project — TUDS does.

    Who: TUDSTiming: Through completion
  10. 10

    Pile setup

Structural piles installed before any framing. We line them up, verify depth and frost-protection, and confirm placement against the engineered plan. This is where a deck either starts on a foundation that lasts 30 winters or one that doesn't.

Who: Contractor (TUDS verifies)Timing: Day 1 of construction
  11. 11

    Final building inspection

TUDS schedules and attends the final municipal inspection. We bring the paperwork, walk the inspector through the spec, and answer the technical questions. You don't take a vacation day for the inspector visit.

    Who: TUDSTiming: End of construction
  12. 12

    Final walk-through

TUDS walks the finished project with you. Every board, every fastener, every transition — checked together. If something needs sorting before sign-off, we sort it before invoicing.

Who: TUDS + CustomerTiming: Within 1 week of inspection
  13. 13

    Invoicing + warranty handover

TUDS invoices once the deck is built and you've signed off. The lifetime workmanship warranty stays with TUDS — for as long as you live in the home. If your contractor retires, moves on, or shuts down, your backstop stays alive with us. The vendor (Eva-Last, Trex, Fiberon, Deckorators) covers the boards under their material warranty; TUDS helps navigate that too.

Managed Install

TUDS owns the whole job. Lifetime workmanship warranty stays with us — for as long as you live in the home.

Managed Install is TUDS's premium white-glove service. We handle the full 13-step process — quote, takeoff, materials, line locates, permits, contractor scheduling, piles, frame inspections, final inspection, walk-through, and the warranty handover. You sign once with TUDS, and TUDS is on the hook for the life of the deck.

The thing nobody else offers: TUDS holds the lifetime workmanship warranty. Find your own contractor on Kijiji and your warranty dies the day they retire. With TUDS Managed Install, your warranty stays alive with the company — even if the crew that installed it doesn't.

“The contractor warrants their work for a year, maybe two — and then they retire, or move, or the company shuts down. That's the gap nobody talks about. We close it. As long as you live in the house, TUDS holds the workmanship warranty. That's why this service exists.”

Hybrid Tier
We build the structure. You finish.

Assisted DIY

We build the piles + frame to code. You handle the boards, railing, and finish. Save ~2/3 of the install cost.

Assisted DIY is TUDS's mid-tier service. We do the structural physical work — piles installed, frame built code-compliant — and hand you the finishing. Boards, railing, lighting, accessories: that's where DIY savings live, and that's the part we leave to you. The structural work is roughly 1/3 of total install cost, so by handling the harder 1/3 ourselves, we let you keep ~2/3 of the labour savings.

For patios, the split is excavation + base prep (TUDS) vs paver-laying (you). For fences, augur + post-set (TUDS) vs panel install (you). Same shape, same savings.

“If framing intimidates you, you're not alone — that's the part where mistakes cost real money. Assisted DIY hands you a code-compliant foundation. From there, the boards and railing are honestly the fun part. Most handy homeowners save about two-thirds versus full Managed Install.”

DIY help

TUDS gives you the drawings, takeoff, and product. You swing the hammer. There's no better deck shop in the prairies for someone tackling it themselves.

DIY help isn't really a TUDS service in the contractor sense — it's the way TUDS supports homeowners who want to build it themselves. Free drawings (for basic decks), full materials takeoff, permit advisory, walk-in product help, and Shane / Wade on the phone when you hit a corner you can't figure out. No quota-driven sales, no aisle-7 confusion — just the most knowledgeable deck people in the prairies.

We don't touch a saw on your project. Everything physical is on you. But everything intellectual — design, spec, troubleshooting — that's where we shine.

Should you go Managed Install, Assisted DIY, or DIY help?

Five questions. One honest recommendation. No email required.

How handy are you?

If you walked into TUDS

The three questions homeowners ask at the planning desk — and what we'd actually say.

"Who actually holds the warranty if something goes wrong with the workmanship two years from now?"
Shane · Co-owner
Shane · Co-owner

TUDS does. That's the whole point of Managed Install. Most contractors warrant their work for a year, sometimes two — and after that, you're on your own. Plus, if the contractor retires, sells, or shuts down, even that one-year promise evaporates. With TUDS Managed Install, the lifetime workmanship warranty stays with the company. As long as you live in the home, we're your backstop. Get an instant estimate — that's where it starts.

"What happens if my contractor disappears mid-build?"
Wade · Co-owner
Wade · Co-owner

Call TUDS first. Because we manage the project end-to-end and our reputation rides on the network we recommend, we get involved early when anything starts going sideways. We've vetted these crews for years — disappearing isn't really a thing in our network. But if it ever happens, we make sure another contractor finishes the job without you eating the cost twice. That's why people sign with TUDS instead of finding their own.

Decks are the primary service today — that's where Managed Install is fully active and where the network is deepest. We're expanding to patios, fences, and pergolas through 2026 with the same 13-step process. If you're planning a multi-element project (deck + pergola, or deck + privacy fence), we can scope the deck under Managed Install today and book the rest as those services come online. What does Managed Install actually cost?

Material cost is shown below — that's the number you can ballpark in 30 seconds. Labour is project-specific (yard size, complexity, height, contractor availability), so we quote it tied to your specific build. Use the estimator for a real installed number on your yard.

FAQ

The questions homeowners ask before they sign.

Don't see yours? Call either store and one of our Escape Artists will help.

A vetted contractor from TUDS's network — but the project is owned by TUDS. We pick the contractor, schedule them, supply the materials, attend the inspections, and handle the walk-through. The customer signs once with TUDS; the contractor relationship is between TUDS and them, not you. That's how the lifetime workmanship warranty works — TUDS is the company on the hook for the life of the deck.

The workmanship of the build — framing, fastening, finishing — for as long as you live in the home. If a board comes loose or a frame member shifts, TUDS gets it sorted. Standard exclusions apply (neglect, modification, weather events, abuse), and we're finalizing exact fine print, but the core promise is real: TUDS holds the workmanship warranty, not the contractor. If the crew that built your deck retires, moves, or shuts down tomorrow, your warranty stays alive with us.

That's exactly the gap Managed Install closes. With most deck builds, the contractor's workmanship warranty dies the day the company shuts down or the owner retires. With TUDS Managed Install, the warranty is held by TUDS — a multi-store, decade-old company that isn't going anywhere. If your original crew is unavailable when something needs sorting years later, we send another contractor from the network. You don't chase anyone.

Three big things: (1) TUDS does the vetting, scheduling, supervision, and inspection-attendance — that's normally your job. (2) TUDS holds the lifetime workmanship warranty — your contractor only warrants 1–2 years typically. (3) You sign once with one company; you don't juggle a contract with the contractor, a separate materials order, a separate delivery booking, and a separate permit application. One signature, one invoice, one phone number for the life of the deck.

TUDS pulls them on Managed Install. Saskatoon, Regina, and most prairie municipalities require a building permit for any deck over 10 sq m (108 sq ft) or higher than 600mm (24") off grade. We submit the design package, follow the file, and answer the inspector's questions. On Assisted DIY, TUDS still pulls. On DIY help, you pull (or pay TUDS a small fee to pull on your behalf).

Prairie deck season is April through September. Most Managed Install projects book 4–8 weeks ahead of construction during peak (May–August). The 13-step process compresses from quote sign-off to walk-through over 6–14 weeks depending on permit turnaround, contractor availability, and project complexity. Off-season builds are sometimes possible for covered yards. The earlier you start the conversation, the more flexibility on contractor pick. Get an instant estimate to start the clock.

Separate from the workmanship warranty. Eva-Last (25 yr+), Trex (25–lifetime), Fiberon (25–50 yr), Deckorators (25–lifetime) all warrant their boards directly. The vendor owns the material warranty process — TUDS doesn't file claims on your behalf, but we know exactly what documentation each vendor will ask for and we help you navigate it. With Managed Install you get both warranties: vendor on materials, TUDS on workmanship.

Comparable on materials (often better — TUDS dealer pricing across four brands). Comparable on install labour (vetted contractors price competitively). The Managed Install premium is in coordination, supervision, inspection-attendance, and the lifetime workmanship warranty held by TUDS. Most homeowners we talk to find the price difference small versus hiring directly — and the warranty alone is usually worth the gap. Get an instant estimate for a real number on your specific project.

Decks are the primary Managed Install category today — that's where the network is deepest and the 13-step process is fully running. Patios, fences, and pergolas are expanding through 2026 with the same process. Multi-element projects (deck + pergola, deck + privacy fence) can be scoped — talk to an Escape Artist about how to phase it. Saskatoon and Regina yards have the deepest contractor coverage; Alberta and Manitoba expanding.
